APPROVAL OF A TWO (2) LOT SKETCH LAND DIVISION FOR THE SPITZNER
PROPERTY LOCATED IN THE SW '/4 OF SECTION 17
(TAX KEY NO. 2227.988.013)
WHEREAS, A sketch was submitted on June 5, 1998, for a two (2) lot land division in
the SW 'h of Section 17, of the Spitzner property, and
WHEREAS, The Plan Commission defeated similar proposals under Resolution #PC 106-
95 for this property, and under Resolution #PC 103-96 for a neighboring property, and
WHEREAS, The proposed land division would create two (2) lots, with each a minimum
of 36,000square feet, and
WHEREAS, Said property is zoned RS-2/4 Suburban Residential and Agricultural,
requiring a minimum lot size of 20,000 square feet and an average minimum width of 1 IO feet and
120,000 square feet and an average minimum width of 300 feet respectively, and said lots appear
to meet said minimum zoning requirements, and
WHEREAS, The Land Use 2005 Plan depicts this area for Agricultural and Rural
development, and
0 water. and
WHEREAS, Said parcels are within the City's sewer service area and will not access city
WHEREAS, One parcel will be 36,000 square feet with 120 feet of road frontage dong
Woods Road and the other parcel would be 9.8 acres with only 30 feet of fiontage along Woods
Road.
THEREFORE BE IT RESOLVED, That the Plan Commission approve of a Certified
Survey Map being submitted creating a two (2) lot land division in the SW Vi of Section 17 of the
Spitzner property subject to the delineation of any wetland and flood plain areas. Wetlands to be
delineated by the Army Corps, DNR or SEWERPC. Flood plain to be delineated by a surveyor
