APPROVAL OF A BUILDING, SITE AND OPERATION PLAN FOR
AT THE PROPERTY LOCATED AT LOT 17. PARK ESTATATES SUBDIVISION
A TWO-FAMILY RESIDENCE FOR TROY NAVM
WHEREAS, Plans for a two-family residence for Majestic Homes was submitted by Mr.
Navin at the property located at Lot 17, Park Estates Subdivision, and
WHEREAS, Said property is zoned RS-l/OPD, Suburban Residence with a Planned
Development Overlay, and said use is a permitted use subject to Plan Commission approval of
building, site and operation plans, and
WHEREAS, The plans show a two story colonial with a symmetrical facade with a garage
on each end, the front elevation comprised of three-quarters brick and the rear and side elevations
all vinyl siding, the parcel would be accessed by two (2) drives off of Pasadena Drive.
THEREFORE BE IT RESOLVED, That the Plan Commission approves of the building,
site and operation plan submitted (received April 22, 1998) by Troy Navin for a two-family
residence for the property located at Lot 17, Park Estates Subdivision. Approval of two (2)
drives off of Pasadena Drive and the addition of brick banding on North and South
elevations. 0 BE IT FURTHER RESOLVED, That a copy of said plans be kept on file in the Building
Department and that all aspect of this plan as they relate to landscape areas and drainage shall be
maintained in perpetuity unless otherwise authorized by the Plan Commission.
BE IT FURTHERRESOLVED, That if occupancy is requested prior to the completion of
landscaping and/or asphalting, a bond, letter of credit or cashiers check equal to twice the value of
said costs must be submitted to the Planning Department.
BE IT FURTHER RESOLVED, That failure to comply with the approval contained in
this resolution shall result in the imposition of tines of $100 per day, the initiation of legal action,
or both.
