APPROVAL. OF A ONE (1) LOT SKETCH LAND DIVISION FOR THE BADERTSCHER
PROPERTY LOCATED IN THE NE Yi OF SECTION 7

WHEREAS, A sketch was submitted on March 25, 1998, for a one (1) lot land division in
the NE % of Section 7, of the Badertscher property, located off a 1,370 foot easement off of Field
Drive at S74 W20656 Field Drive, and
WHEREAS, Said property is zoned EA, Exclusive Agricultural, requiring a minimum lot
size of 35 acres and an average minimum width of 1,275 feet, and said lot does not meet said
minimum zoning requirements, and
WHEREAS, Said lot would meet the minimum area for an A, Agricultural zoning district,
which requires a minimum lot size of 120,000 square feet and a minimum average width of 300
feet, and
WHEREAS, The Land Use 2005 Plan depicts this area for Suburban Residential
development, and said lot would be within the spirit of the plan, and
WHEREAS, Said parcel would be located out of the City's sewer service area and would
be accessible to City water service, and e WHEREAS, Access to the proposed lot would be through a 940 foot easement that leads
to the 30 foot, 1,370 foot easement off ofField Drive.
THEREFORE BE IT RESOLVED, That the Plan Commission approve of a Certified
Survey Map being submitted creating a one (1) lot land division in the NE % of Section 7 of the
Badertscher property subject to the delineation of any wetland and floodplain areas. Wetlands to
be delineated by the Army Corps, DNR or SEWERPC. Floodplain to be delineated by a surveyor
and approval of rezoning of the property from EA, Exclusive Agricultural to 4 Agricultural.
THEREFORE BE IT RESOLVED, That a note be placed on the face of the certified
survey map and the parent parcel stating that any hture land divisions, more than one adjacent to
the road reservation. will cause construction of full width street.
