APPROVAL OF AMENDMENT TO A BUILDING, SITE AND OPERATION PLAN FOR
THE RICHARD LUCHT PROPERTY LOCATED AT
W171 S7260 LANNONDRIVE
(LAKEVIEW TAVERN)
WHEREAS, Plans were submitted to remodel the existing building, site and operation
plan of the Lucht property at W 171 S7260 Lannon Drive by Lang Construction, Inc., on February
6, 1998, and
WHEREAS, The property is zoned RS-2/0LR, Suburban Residential with a Lakeshore
Recreation Overlay and RS-2/0LR/OLS, Suburban Residential with a Lakeshore Recreation
Overlay and a Lakeshore Overlay and includes a conditional use for a tavern, and
WHEREAS, The existing uses included the operation of a tavern and two, two (2)
bedroom apartments, and said uses do conform to all the requirements of the zoning districts and
conditional use. and
WHEREAS, Petitioner proposes an interior remodeling that would allow the inclusion of
a service restaurant, a permitted conditional use in the OLR zoning overlay, in conjunction with
the tavern, and e WHEREAS, The proposed total area includes 1,234 square feet of restaurant area and
1,405 square feet of bar area, with 1,657 square feet considered as primary floor area requiring a
minimum of 32 parking spaces, and
WHEREAS, Said plans include a minimum of 46 parking spaces on two (2) divided lots
separated by Lannon Drive.
THEREFORE BE IT RESOLVED, That the Plan Commission approves of an amended
building, site and operation plan for the inclusion of a restaurant at the property located at W171
S7260 Lannon Drive, for Lang Construction, Inc., and does not consider said additional use a
substantial change requiring and amendment to the existing Conditional Use.
BE IT FURTHER RESOLVED, That a copy of said plans be kept on file in the Building
Department and that all aspect of this plan as they relate to landscape areas building facades and
drainage shall be maintained in perpetuity unless otherwise authorized by the Plan Commission.
BE IT FURTHER RESOLVED, That failure to comply with the approval contained in
this resolution shall result in the imposition of fines of $100 per day, the initiation of legal action,
or both.
a BE IT FURTHER RESOLVED, That exterior elevation and landscaping plans need to be
submitted. Dumpster needs to be relocated. All parking areas adjacent to the building need to be
paved. Parking lot needs to be striped. Landscaping and paving must be completed by June 30,
1998.
