RECOMMENDATION OF APPROVAL OF A PRELIMINARY PLAT FOR THE AVION
ESTATES SUBDIVISION BY JACK SCHWABENLENDER, LOCATED IN THE SW 114 OF
SECTION 3
RESOLUTION #P.C. 11-98
WHEREAS, A preliminary plat for the Avion Subdivision, a 11.4 acre, 14 lot subdivision,
was submitted by Jack Schwabenlender for the Schwabenlender property located south of Martin
Drive and north of Hedgewood Drive, east of the Parkland Subdivision, in the SW 114 of Section
3, on January 13, 1998, and
WHEREAS, Said Preliminary Plat substantially conforms to that of the Plan
Commission’s previously approved sketch, under Resolution #P.C. 152-97, on August 5, 1997,
and
WHEREAS, Said property is zoned RS-2, Suburban Residence, requiring a minimum lot
size of 20,000 square feet and an average minimum width of 110 feet, and said lots appear to
meet said minimum zoning requirements, and
WHEREAS, The Land Use 2005 Plan depicts this area for Medium Density Residential
development, and
WHEREAS, Said parcels are within the City’s sewer service area, and
WHEREAS, Access to the subdivision will be from Martin Drive to the north and through
an extension of Hedgewood Drive.
THEREFORE BE IT RESOLVED, That the Plan Commission recommends approval to
the Common Council of a 1 1.4 acre, 14 lot, preliminary plat for the Avion Estates Subdivision by
Jack Schwabenlender, located in the SW 1/4 of Section 3 and will be receptive to the submittal of
a final plat, subject to resolution of technical discrepancies as identified by the City Planning
Department and City Engineers, and payment of all applicable fees in Section 18.14 of the Land
Division Ordinance and outstanding assessments if applicable.
THEREFORE BE IT RESOLVED, That a 60 foot radius cul-de-sac be constructed at the
end of Hedgewood Drive; pedestrian easement provided and soil tests submitted with the Final
Plat.
THEREFORE BE IT FURTHER RESOLVED, That recommendation will be made to
Public Works Committee that curb and gutters be installed.
