APPROVAL OF AGI~EEME:NT WITH
JANI-KING, INC. FOR GLEt\NING SERVICES
WHEREAS, On June 13, 2006, the Common Council adopted Resolution #131-2006,
which authorized the Mayor to execute the termination clause in the 2006 contract for
cleaning services with Dust Free Cleaninç~ SE3lvice, Inc.; and
WHEREAS, The Finance Committee has revÍi3wed the quotes submitted by Jani-King,
Inc. and has recommended approval of the attached Agreement.
NOW, THEREFORE, BE IT RESOLVED That the Common Council of the City of
Muskego, upon the recommendation of the Finance Committee, does hereby approve
the attached Agreement with Jani-King, Inc. 'For cleaning services for 2006 at a per
month cost as follows:

. The Undersigned City of Muskego ("OWNER") hereby accepts the proposal of Jani-King Inc
(CONTRACTOR), and the parties agree that Jani-King lnc will supply Janitorial Services for
OWNER'S premises located at: locations listed in Exhibit "A"
Upon the following terms:
.:. 1. Jani-King service (:harge will be $7,077 p(~r month, plus a monthly charge of$519.80 for the
seasonal Parks Facilities to include all City of Muskego buildings and Park facilities.
Areas to be serviced émd work schedule outlined per City of Muskego specifications. Attached
hereto and made a part thereof as Exhibit "A"
The Janitorial Services are to be performl~d in tht: evening, unless otherwise agreed to in
writing by both partit:s.
.:. 2. OWNER acknowledges that CONTRACTOR will delegate all Janitorial Services to be
performed hereunder to a franchisee and/or subcontraetor.

.:. 3. Included in the monthly billing chargt~ will be service, cleaning supplies, and any and all
necessary equipment to be furnished by the franehise~. The service charge does not include
trashcan liners, paper supplies, and toiletries" which shall be provided by OWNER.
CONTRACTOR will give prompt notice to OWl'-l"ER of any necessary supplies for restocking

provided to OWNER in a satisfactory mannt::r.
.:. 5. All Jani-King franchisees have succes.sfully completed Jani-King comprehensive training
program and are required to carry insurance and 1 janiltorial bond.
.:. 6. (a) The term of this Contract shall be from the datl~ of execution by the OWNER. This term
shall expire on the 31 st day of December 2006. This (:ontract shall not automatically extend for
additional one (1) year periods, unless at least thirty (30) days prior to expiration of the date
services are scheduled to end, OWNER gives the; CONTRACTOR written notice of its intent to
renew.
(b )TerminationlNotice: If a party to this acgæement fails to perform according to its
obligations (the non-performing party), the party claiming non-performance shall send the non-
performing party written notice by certified mail, specifying the manner of non-performance. This
notice will provide that the non-performing party will ht'.ve fifteen (15) days from receipt ofthe notice
to cure or correct the items of non-performance. If thest: items have not been corrected or cured within
this fifteen (15) day period, the claiming party may issm: a thirty (30) day written notice of termination
and/or pursue other availablt: remedies for default. This agrel~ment may also be terminated by either
party with a 30 day written notice. .

.:. 7. The monthly service charge will remain in effect for the entire term of the agreement unless
there are changes in the original specifications for the premises. In the event of such changes,
OWNER will advise accordingly, and an adjustment in the service charge, as agreed to by the
parties, will be made.
.:. 8. CONTRACTOR will bill OWNER monthly, and OWNER agrees to pay the amount that is
due and owing under the terms of this contmct within 30 days of billing date.
.:. 9. If there is an "Additional Special Services'" Addendum attached to this Contract, and if
OWNER cancels any periodic services described therdn for which a prorated monthly charge
is included in OWNER's total monthly s(~rvke charge, any amount owing by OWNER for
special services performed prior to the cancellation shall be payable in full no later than thirty
(30) days after the cancellation.
.:. 10. The undersigned warrant and represent tha.t they have full authority to enter into this
Contract, and that it will be binding upon the parties and their respective successors and
assIgns.

Damp clean walls, doors and partitions. Floors to be dust mopped and/or swept,
and damp mopped with non-abrasive cleaners. Check for urinal deodorant blocks
in urinals.
2. Clean and sanitizE! all water fountains.
3. Empty all waste receptacles and dispoS,E! of was.te in outside garbage and
recycling containers. Damp clean rE~ceptacles alS needed and replace plastic

9. Clean stairwells, stairs and railings.
10. Empty outside trash/ash receptacles.
11. Spot clean walls, partitions, doors and partition doors of obvious marks.

cardboard and paper recycling container. Recycling receptacles containing other

3. Clean and scour sink and faucet, counter top, and stove in Employee's Lounge
and Muskego Room.

2. Vacuum carpet edges and corners with appropriate tool to remove dirt not picked

1. Clean all interior glass and window frames.
2. Carpets in heavy traffic areas and/or stained or heavily soiled areas to be
shampooed and blended in with the rest of the earpeting.

2. Lavatories (6) deaned and sanitized. Clean all fixtures, including light fixture
above sink, urinals, toilets, and toillet seats, Clean all mirrors, counter tops, and

partitions. Floors to be dust moppl~d and/or swc~pt, and scrubbed. Keep urinal
deodorant blocks in urinals.

partition. Desk to be cleaned by employees. Clean all other office furniture
including cabinets and horizontal surf~lc:es daily.
6. Lunch room, weight room, and roll call room will be dusted, vacuumed, swept
and/or damp mopped, furniture wiped down, sink and counter tops cleaned daily.
Weight room is located in the low{:r level next to the men's locker room.
7. Men's locker room dusted, including tops of lockers, swept and scrubbed daily.
Clean and sanitize shower stalls. .
8. Sink in confermce room to be cleaned daily.

14. Women's locker room - clean, sweep, scmb floor and dust, including top of
lockers. Clean and sanitize shower shall.

TWO TIMES PER Vr'EEK
1. Clean the Crisis Room office including desk.
2. Chiefs office (west side) cleaned, vacuumed, and dusted. Desk is employee's
task. All other furniture and horizontal surfaces to be cleaned and dusted. The
two Lieutenant's offices (west side) to be done l:he same as Chiefs office.
3. Downstairs hallway between stairwell (north end) and lunch room should be
swept, dust mopped and/or damp moppl~d l:wice a week or as weather conditions
indicate.
4. Vacuum and sweep, and/or damp mop dust, wipe down all furniture in the two
holding cells and juvenile holding room, includ[ng mattresses. Clean and sanitize
the toilet facilities and sinks in the holdi.ng cells.
5. Stairwell to be damp mopped and railings washed.
