APPROVAL OF CERTIFIED SURVEY MAP
City of Muskego and Janesville Road Remnant Parcel LLC
WHEREAS, A certified survey map was submitted on February 13,2002 to finalize a
two-lot land division of the City of Muskego and Janesville Road Remnant Parcel LLC
properties located on Janesville Road in the SE 114 of Section 3; and
WHEREAS, The Plan Commission amended and adopted Resolution #P.C. 019-2002
recommending approval.
NOW, THEREFORE, BE IT RESOLVED That the Common Council of the City of
Muskego. upon the recommendation of the Plan Commission, does hereby approve the
certified survey map to finalize a two-lot land division of the City of Muskego and
Janesville Road Remnant Parcel LLC properties on Janesville Road in the SE 1/4
Section 3 subject to the conditions outlined in Resolution #PC. 019-2002, as amended.
BE IT FURTHER RESOLVED That this approval is subject to receipt of all fees required
by Section 18.14 of the Land Division Ordinance. anv sDecial assessments which mav
be due, approval of the City Engineer, and passage and publication of Ordinance
#1088.

BE IT FURTHER RESOLVED That a digital ‘.DXF file, ‘.DGN file, or ‘.DWG file of this
Certified Survey Map be submitted to the City prior to City signatures being placed upon
the CSM (3-1/2” diskette) and all information transmitted on the diskettes shall be tied
to and referenced to State Plane Coordinates NGVD 1929 or others approved by the
City Engineer

BACKGROUND PC 019-2002
The City recently purchased a portion of Parcel #143 of Quietwood Creek, to be added to the Community Center
parcel which fronls on the Moorland Road extension. This purchase was accomplished by metes and bounds legal
description, and was exempt from the land division ordinance as a transfer of land between adjoining owners which
did not create an additional parcel. The City Engineer has proposed a Certified Survey Map for the properties in
order to clarify land dedications and easements. A copy is attached. a
CONSISTENCY WITH ADOPTED PLANS PC 019-2002

Comprehensive Plan: The 2010 Plan~depicts the &ea for institutional use associated with the
proposed community center. The proposal is consistent with the Plan.
The property is zoned RS-2 Suburban Residence District. A rezoning to include
Zoning: the OIP Institutional and Public Service Overlay District will be required in order
to implement to community center plan.
The 2001-2005 Plan does not depict acquisitions in this area. The proposal is
consistent with the Plan. The Plan does depict a recreation trail extending
along Janesville Road at some future date. All such trails are located within
right-of-way, and do not impact this proposal.
Park and Open Space 'Ian:

Conservation Plan The Plan depicts the stream corridor as a high priority acquisition. The prior
acquisition was consistent with the Plan.
7 The 2010 Street System Plan deDicts Janesville Road as a 120 foot wide riqht-
lstreet System Plan: of-way. The CSM dedicates an additional five (5) feet of land for highway

Utility Service Areas: The proposed parcel will be served by municipal sanitary sewer and water.

WHEREAS, On February 13,2002 a Certified Survey Map was submitted by The
City of Muskego for a two (2) lot CSM of the City of Muskego and Janesville
Road Remnant Parcel LLC properties located in the SE % 3,
(Tax Key No. 2197.249 I Janesville Rd), and
WHEREAS, The proposed land division depicts the current parcel boundaries as
established by a land purchase performed by metes and bounds legal
description, and
WHEREAS, Said properties are zoned RS-2 Suburban Residence District, and
WHEREAS, The 2010 Comprehensive Plan depicts this area as being set aside
for commercial development and institutional development, and
WHEREAS, Said parcels will be serviced by municipal sanitary sewer and water,

WHEREAS, All rights-of-way have been dedicated in accordance with the 2010
Street System Plan, and
THEREFORE BE IT RESOLVED, That the Plan Commission approves of a
Certified Survey Map being submitted for the City of Muskego and Qiebeed
Sfeek Janesville Road Remnant Parcel LLC properties in the SE % of Section
3 subject to resolution of technical discrepancies as identified by the City
Planning Department and City Engineers.
