APPROVAL OF CERTIFIED SURVEY MAP

WHEREAS, A certified survey map was submitted by Robert Bridgford on December
14, 2001 to finalize a lot-line adjustment of the Bridgford and Ouimet properties located
on Lentini Drive in the NW '/4 of Section 4; and
WHEREAS, The Plan Commission adopted Resolution #P.C. 002-2002 recommending
approval.
NOW, THEREFORE, BE IT RESOLVED That the Common Council of the City of
Muskego, upon the recommendation of the Plan Commission, does hereby approve the
certified survey map to finalize a lot-line adjustment of the Bridgford and Ouimet
properties on Lentini Drive in the NW % of Section 4 subject to the conditions outlined
in Resolution #P.C. 002-2002.
BE IT FURTHER RESOLVED That this approval is subject to receipt of all fees required
by Section 18.14 of the Land Division Ordinance, any special assessments which may
be due, approval of the City Engineer, and passage and publication of Ordinance
#1088.
BE IT FURTHER RESOLVED That a digital *.DXF file, '.DGN file, or '.DWG file of this
Certified Survey Map be submitted to the City prior to City signatures being placed upon
the CSM (3-1/2" diskette) and all information transmitted on the diskettes shall be tied
to and referenced to State Plane Coordinates NGVD 1929 or others approved by the
City Engineer

RECOMMENDATION OF APPROVAL OF A CERTIFIED SURVEY
MAP FOR A LOT LINE ADJUSTMENT FOR THE
BRIDGEFORD AND OUIMET PROPERTIES LOCATED IN THE NW '/4 OF
SECTION 4 (TAX KEY NO. 2174.962 AND 2174.007)
WHEREAS, On December 14, 2001 a Certified Survey Map was submitted by
Robert Bridgeford for a lot line adjustment of the Bridgeford and Ouimet
properties located in the NW % of Section 4, and
WHEREAS, Said properties are zoned RS-2 Suburban Residence District,
requiring a minimum lot size of 20,000 square feet and an average minimum
width of 110 feet, and said parcels meet said minimum zoning requirements, and
THEREFORE BE IT RESOLVED, That the Plan Commission recommends
approval to the Common Council of a Certified Survey Map for a lot line
adjustment of the Bridgeford and Ouimet property located in the NW % of
Section 4 subject to resolution of technical discrepancies as identified by the City
Planning Department and City Engineers, and payment of all applicable fees in
Section 18.14(3) of the Land Division Ordinance and outstanding assessments if - a applicable. - BE IT FURTHER RESOLVED, That a '.DXF file of this CSM be submitted to the
City prior to City signatures being placed upon the CSM (3-1/2" diskette).

Petitioners seek to adjust the lot line between their properties. The action is proposed to be accomplished by the

proposal is consistent with the Plan.

The properties are zoned RS-2 Suburban Residence District, requiring 20,000-
square foot parcels of 11 0 feet average width. Offset requirements are 40 feet.
Setbacks requirements are 15 feet and 20 feet. Parcel 2 is currently classified
classified as legal non-conforming due to offsets. The proposal makes Parcel 2
as legal non-conforming due to area. The residence on Parcel 2 is currently
and its principal structure conforming to the zonina code.
The 2001-2005 Plan does not depict acquisitions in the area. The proposal is
