APPROVAL OF CONDOMINIUM PLAT
Pleasant View Condominiums
WHEREAS, A Condominium Plat was submitted on December 7,2001 by Pegarl, LLC
for Pleasant View Condominiums located in the SE '/4 of Section 17; and
WHEREAS, The Plan Commission has recommended approval through Resolution
#P.C. 188-2001, as amended.
NOW, THEREFORE, BE IT RESOLVED That the Common Council of the City of
Muskego. upon the recommendation of the Plan Commission, does hereby approve the
Condominium Plat for Pleasant View Condominiums, located in the SE X of Section 17,
subject to the conditions outlined in amended Resolution #P.C. 188-2001, resolution of
technical discrepancies as identified by the City Planning Department, City Engineers,
and Fire Department, and payment of all applicable fees in Section 18.14 of the Land
Division Ordinance and outstanding assessments if applicable.
BE IT FURTHER RESOLVED, That a *.DXF, '.DWG. or'.DGN file of this
Condominium Plat shall be submitted to the City and approved by the City Engineer
prior to City signatures being placed upon the CSM (3-112" diskette).

There are a number of technical concerns with the submittal and the plat has been forwarded to the City's
consulting engineers at Welch Hanson for further review. Their response has not been received at this time.

A management plan for the areas identified in the City's Conservation Plan should be created by the petitioner and
submitted to the Plan Commission for review. Conservation Coordinator should work with the petitioner to create
and implement the management plan. The plan should be adopted in conjunction with the plat and recorded
against the properties and executed by the Condominium Association.

View Condominiums property located in the SE X of Section 17, and
WHEREAS, On December 7, 2001 a condominium plat was submitted by Pegarl, LLC for the Pleasant
WHEREAS, Said plat consists of five (5) parcels and five (5) attached single-family residences, and
WHEREAS. Said property is currently zoned RSNOPD, Single-Family Attached Residential District as
modified by the Planned Development Overlay, and
WHEREAS, A Building Site and Operation Plan was previously approved by Resolution #PC 054b-2001 for
the construction of six (6) attached single-family residences, and
WHEREAS, Setbacks and offsets were approved in Resolution #PC 054b-2001 and are correctly
illustrated on the Plat, and
WHEREAS, Wetlands are present on the parcel, and have been field delineated by the Southeastern
Wisconsin Regional Planning Commission and depicted on the Plat submittal, and
WHEREAS, The 2010 Comprehensive Plan depicts this area for medium densty residential development,
and the proposal is consistent with the Plan, and
WHEREAS, The Conservation Plan identifies the delineated wetland area for low priority management,
and a management plan has not been submitted at this time, and
