APPROVAL OF CERTIFIED SURVEY MAP

WHEREAS, A certified survey map was submitted to finalize a three-parcel land
division of the Benke property located on Woods Road in the SE % of Section 17; and
WHEREAS, The Plan Commission adopted Resolution #P.C. 034-2001 recommending
approval.
NOW, THEREFORE, BE IT RESOLVED That the Common Council of the City of
Muskego, upon the recommendation of the Plan Commission, does hereby approve the
certified survey map to finalize a three-parcel land division of the Benke property
located on Woods Road in the SE % of Section 17 subject to the conditions outlined in
Resolution #P.C. 034-2001
BE IT FURTHER RESOLVED That this approval is subject to receipt of all fees required
by Section 18.14 of the Land Division Ordinance, any special assessments which may
be due, and approval of the City Engineer
BE IT FURTHER RESOLVED That a digital '.DXF file, '.DGN file, or *.DWG file of this
Certified Survey Map be submitted to the City prior to City signatures being placed upon
the CSM (3-1/2" diskette) and all information transmitted on the diskettes shall be tied
to and referenced to State Plane Coordinates NGVD 1929 or others approved by the
City Engineer

APPROVAL OF A THREE (3) LOT LAND DIVISION FOR THE BENKE PROPERTY 0 LOCATED IN THE SE % OF SECTION 17 (TAX KEY NO. 2228.997 /WOODS ROAD)
WHEREAS, A certified survey map was submitted by Gerald Boldt for a three (3) lot
land division of the Benke property located in the SE '/4 of Section 17, (Tax Key No.
2228.997), and
WHEREAS, The land division would create lots with a minimum area of 30,800 square
feet and an average minimum width of 11 0 feet, and
WHEREAS, Said property is zoned RS-2 Suburban Estate District, requiring a minimum
lot size of 20,000 square feet and an average minimum width of 11 0 feet, and parcels
meet said minimum zoning requirements, and
WHEREAS, The Comprehensive Plan depicts this area as being set aside for medium
density residential development and this proposal is within this goal, and
WHEREAS, The 2010 Highway System Plan illustrates Woods Road to be a 80 foot
ultimate right of way, and
WHEREAS, Said parcels will be serviced by municipal sanitary sewer and water, and
WHEREAS, A grading plan is required to be submitted
@ THEREFORE BE IT RESOLVED, That the Plan Commission approve of a certified
survey map creating a three (3) lot land division of the Benke property in the SE '/4 of
Section 17 subject to resolution of technical discrepancies as identified by the City
Planning Department and City Engineers, and payment of all applicable fees in Section
18.14(3) of the Land Division Ordinance and outstanding assessments if applicable.
BE IT FURTHER RESOLVED, That grading and drainage plans for the parcels are
required to be submitted for review and approval by the City Engineer prior to issuance
of building permits.
BE IT FURTHER RESOLVED, That a digital *.DXF file, *.DGN file, or *.DWG file of this
Certified Survey Map be submitted to the City prior to City signatures being placed upon
