2010 COMPREHENSIVE PLAN
OF THE CITY OF MUSKEGO
(A to RS-2/0PD - Towne Realty/Woodland Creek Addition 1)
THE COMMON COUNCIL OF THE CITY OF MUSKEGO, WISCONSIN, DO ORDAIN AS FOLLOWS:
SECTION 1: The following described property is hereby rezoned from A - Agricultural District to RS-2/0PD
Suburban Residence District with Planned Development Overlay District:
THE WEST 1/2 OF THE SOUTHEAST 1/4 OF THE NORTHEAST 1/4 OF SECTION 20, TOWN 5
NORTH, RANGE 20 EAST, IN THE CITY OF MUSKEGO, WAUKESHA COUNTY, WISCONSIN,
BOUNDED AND DESCRIBED AS FOLLOWS:
COMMENCING AT THE SOUTHEAST CORNER OF SAID NORTHEAST 1/4 SECTION; THENCE
SOUTH 88020'18" WEST ALONG THE SOUTH LINE OF SAID 1/4 SECTION 668.19 FEET TO THE
POINT OF BEGINNING OF THE LANDS TO BE DESCRIBED; THENCE CONTINUING SOUTH
88020'18" WEST 668.18 FEET TO A POINT; THENCE NORTH 01021 '20" WEST ALONG THE WEST
LINE OF THE WEST 1/2 OF THE SOUTHEAST 1/4 OF THE NORTHEAST 1/4 A DISTANCE OF
1334.98 FEET TO A POINT; THENCE NORTH 88027'45" EAST ALONG THE NORTH LINE OF THE
SOUTHEAST 1/4 OF SAID NORTHEAST 1/4 A DISTANCE OF 672.00 FEET TO A POINT; THENCE
SOUTH 01011'29" EAST ALONG THE EAST LINE OF THE WEST 1/2 OF THE SOUTHEAST 1/4 OF
THE NORTHEAST 1/4 A DISTANCE OF 1333.54 FEET TO THE POINT OF BEGINNING.
CONTAINING 894,060 SQUARE FEET OR 20.5248 ACRES.

SECTION 2: The several sections of this ordinance are declared to be severable. If any section or portion
thereof shall be declared by a decision of a court of competent jurisdiction to be invalid, unlawful, or
unenforceable, such decision shall apply only to the specific section or portion thereof directly specified in the
decision, and not affect the validity of all other provisions, sections, or portion thereof of the ordinance which
shall remain in full force and effect. Any other ordinances whose terms are in conflict with the provisions of this
ordinance are hereby repealed as to those terms that conflict.
SECTION 3: This ordinance is in full force and effect from and after passage and publication subject to approval
of the Final Plat, Subdivider's Agreement and Letter of Credit for Woodland Creek Addition #1.
SECTION 4: The Common Council does hereby amend the 2010 Comprehensive Plan to reflect a land use
amendment from Agriculture and Open Space to Medium Density Residential consistent with the RS-2 zoning
district contingent upon the items specified in Section 3 bein~J accomplished as stated in said Section 3.
